Policies
1. Booking & Reservation Policy
• Deposits: A non-refundable deposit of 30% is required to secure the date.
• Final Payment: Full payment is due 14 days before the event.
• Payment Methods: Credit card, bank transfer, Venmo or cash (no checks accepted).
• Cancellations: Cancellations made less than 28 days before the event forfeit the full deposit.
2. Event Timing & Access
• Rental Period: Rental includes setup and teardown (e.g., 4 PM–11 PM).
• Overtime Fees: $150/hour for events running past contracted time.
• Early Access: Allowed only with prior approval
3. Capacity & Event Types
• Maximum Capacity: 50 person maximum. All Events permit up to 30 people, additional people incur $15 per person additional cost.
• Permitted Events: Weddings, birthdays, corporate events, etc. bachelorette parties
• Prohibited Events: Raves, ticketed public events, or any illegal activity.
4. Cleanup & Damages
• Client Responsibilities: All décor, trash, and belongings must be removed by the end of the rental. Any damages or missing items will result in card on file charged or deducted from damage deposit (if applicable)
• Cleaning Fee: A standard $100 cleaning fee applies. Excessive mess or damage may incur additional charges.
• Damage Deposit: $750 refundable deposit required. Returned within 5 days if no damage, excessive cleaning or missing items are found.
5. Alcohol & Catering
• Alcohol is Permitted in Party Hall Only. Must be 21
• Catering: You may use any licensed caterer. On-site kitchen is prep-only, no cooking allowed. Popcorn maker, Fridge and stove available.
• Food Trucks: Allowed with advance approval
6. Noise & Music Policy
• Curfew: All music must end by 12 am.
• Sound Equipment: DJs and live bands are allowed
7. Prohibited Items or Actions
• No open flames (candles, sparklers, etc.)
*NO WEAPONS
• No nails, screws, or tape on walls outside of designated areas.
• No confetti, glitter, or rice
• No pets (except certified service animals)
8. No Smoking unless in designated smoking area.
• Smoking indoors results in a minimum of $500 damage deposit
• Security: Events with over 50 guests or serving alcohol require licensed security personnel.
9. Staffing & Vendor Policies
*We may have a staff member onsite to monitor integrity of the property for events over 10 people.
• All outside vendors must provide proof of insurance and agree to venue guidelines.
• Venue staff is not responsible for vendor coordination unless arranged in advance
10. Policy Agreement
All clients must sign a rental agreement acknowledging they have read, understood, and accepted all venue policies. This is sent over via email for review.
11. Pool and Pond - No Life Guard On Duty. Swim at own risk. NO DIVING. Adult supervision required at all times.
